Invest Northern Ireland through its joint venture partner MSM Contracts Limited has just completed a modern flexible business unit of 30,000 sq ft at the Invest NI Orchard Road Industrial Estate in Strabane.

The accommodation offers potential tenants a high degree of flexibility with units ranging from a single space of approximately 11,250 sq ft through to smaller units of approximately 3,600 sq ft. The larger unit can be sub-divided to suit specific business needs.

The business space also offers the options of natural ventilation or full air conditioning. Communal facilities include a reception, which is also suitable for use as an informal meeting space, a canteen and associated kitchen area and conference room. Reflecting the needs of its location the new development has car parking for up to 91 cars and is close to the Strabane bypass.

With a particular focus on NTSN, (new targeting social need) the Strabane development is the first unit to be completed as part of Invest NI’s plan to promote the provision of over 200,000 sq ft of modern, flexible, business accommodation in target locations across Northern Ireland.

The development reflects one of Invest NI’s corporate plan objectives, which is to align the provision of commercial and industrial premises to the needs of start-up, growing and inward investment companies.

Commenting on the development Invest NI’s Chairman, Professor Professor Fabian Monds, said: “We have reviewed the requirements of the market for businesses at all levels and have identified key areas such as a need for flexible space for ‘graduating’ businesses and infrastructure appropriate to attracting foreign investment”.

He continued, “Our objective is to meet these requirements through partnerships with the private sector, higher and further education, local councils and local enterprise agencies. This development is an example of the partnership approach in action which has created up-to-date flexible premises for new and existing businesses in this area.”

Graham Davis, Director of Local Economic Development who has responsibility for the Invest NI’s Local Office Network and its Property Solutions team advises that: “The building is now available to Invest NI clients on a sole or multi-occupancy basis. Invest NI will also be targeting knowledge-based business by actively promoting the business space on a cross border basis through its Invest North West marketing initiative with IDA Ireland and its overseas offices”.
